With over 23 years of experience at M/s Sobha Limited, Shanthakumar C. is a legal expert specializing in land acquisition, title verification, and regulatory compliance. He has played a pivotal role in securing land and ensuring smooth legal operations for numerous large-scale projects.
His key accomplishments include:
- Leading the registration of over 20,000 apartments and documents.
- Preparation and registration of more than 100 Deeds of Declaration for various projects.
- Successfully handling the bifurcation and amalgamation of Khata for over 125 projects.
- Expertise in navigating government portals, including Kaveri 2 for registration approvals.
- Fixing guideline values for more than 50 projects through the District Registrars and IGR office.

With two decades of experience at M/s Sobha Limited, Raghavendra H. S. brings unmatched expertise in securing vital utilities for real estate projects. His vast experience spans across Karnataka, where he has overseen the power, water, and infrastructure needs of numerous developments.
Some of his notable achievements include:
- Securing permanent power for over 25,000 flats and managing more than 300 MW of power loads across 130 projects.
- Approving and commissioning 5 sub-stations and more than 500 power distribution transformers.
- Ensuring permanent water and sanitary connections for over 50 projects in collaboration with BWSSB and KUWSDB.
- Managing lift permissions for over 1,000 installations and securing road-cutting permissions for infrastructure work across 100+ projects.
Raghavendra’s deep understanding of utility management and infrastructure execution ensures seamless project delivery and operational excellence at RealtyRise Associates & Consultants.
With 20 years at M/s Sobha Limited, Sandesh specializes in securing vital project approvals. He has obtained plan sanctions, along with EoDB and layout approvals, for over 125 projects from BBMP, BDA, MUDA, BMRDA, and other town planning authorities.
He has also secured development plans, building licenses, Commencement Certificates and Occupancy Certificates, stormwater drain approvals, sensitive clearances, and all types of UDD-related work. Additionally, he has obtained CLU (Change of Land Use) approvals, Fire Force approvals, RERA registrations/approvals, and clearances from the Forest Department.
He has extensive knowledge of planning authority procedures and maintains strong relationships at the governance level.
With 20 years of experience at M/s Sobha Limited, Nataraj specializes in land acquisition and regulatory compliance. He has secured NOCs for over 100 projects from authorities such as the KSPCB, SEIAA, MOEF, BMRCL, Fire Force, KSRSAC, AAI, HAL, BSNL, KIADB, and BDA.
His expertise includes land purchase, title verification, and feasibility reporting, having procured more than 500 acres of land.
He has obtained essential clearances from environmental and safety agencies and secured ADLR sketches from the Survey Department, as well as NOCs from the Ministry of Defence (MoD), Air force and Jakkur Flying School.
